JOB DESCRIPTION
POSITION: Real Estate Associate (Sales Team)
REPORTS TO: Manager(s); EVP Asset Management and Leasing / Sales Team

BASIC FUNCTION: The Real Estate Associate position is designed to receive on the job training in preparation for a career within the retail real estate industry and specifically sales and leasing. Working under the direction of the leasing team, the Real Estate Associate will focus on assisting in the sales and closing functions primarily related to commercial retail lease transactions. The associate may also be cross-functionally trained throughout various areas within the organization, through both specific projects and day to day operations. The primary focus will be in the commercial leasing and brokerage area.
MAJOR DUTIES AND RESPONSIBILITIES:
- Develop an understanding of how a Real Estate business operates (including financial and property operations, client development / sales, personal presentation, professionalism, etc.)
- Support commercial leasing agents by preparing Letters of Intent, marketing material, managing lease flow, and deal tracking
- Conduct simple financial analysis of proposed lease deals and review of proposed tenant financials
- Support various due diligence efforts related to real estate / leasing transactions
- Prospecting: market analysis, cold calling
- Support financial analysis by reviewing key financial statements including property and portfolio income statement, cash flow statement and balance sheet
- Process renewals for tenants
- Assist in compliance with brokerage laws
- Assist in preparation of documentation to facilitate the approval and processing of a new lease or renewal
- Prepare presentations for meetings with tenants
- Work with existing tenants on assignments of sales of business
- Coordinate information between the leasing group and other departments within the organization
- Develop contacts and network within the company as well as within the Real Estate and Business community.
- Participate in departmental meetings
- Other duties as required

SKILLS

POSITION: Application Developer
REPORTS TO: Director, Information Technology

BASIC FUNCTION: CASTO's SharePoint Developer capitalizes upon their creativity, skills, and experience to continually impact and improve our business. Your role is to learn the gamut of our business functions and quickly master existing systems to develop new technology solutions and to enhance and extend our existing systems through migration to and integration with our O365 toolset. You must be task oriented and able to manage a multiplicity of work to assure that projects are completed in a timely manner.

MAJOR DUTIES AND RESPONSIBILITIES:
-Develop relationships and partner with departments and associates to determine opportunities for IT to help solve business needs
-Develop robust internal systems to integrate business processes, databases and communications, as well as integrating 3rd party products and solutions
-Work with other developers in a small, collaborative environment, and provide leadership and mentorship for that group

BUSINESS SKILLS:
-Communicates effectively with clients to identify needs and evaluate alternative business solutions with project management

Experience with:

The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

MAJOR DUTIES AND RESPONSIBILITIES:
1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

REQUIREMENTS:
1.Knowledge of basic on-the-job safety skills
2.HVAC Certification, preferred
3.Two years of related experience, preferred
4.Valid driver's license
5.Must be highly motivated and able to work independently
