JOB DESCRIPTION
POSITION: Collections Representative I
REPORTS TO: VP, Credit & Collections

BASIC FUNCTION:
Maintain contact with delinquent tenants to collect outstanding balances

MAJOR DUTIES AND RESPONSIBILITIES:
1. Researches disputes from former tenants
2. Prepare and send collection letters, statements, default notices, and 3-day notices
3. Making sure payments are applied correctly
4. Contact delinquent accounts using well developed telephone skills
5. Preparing breakdowns of different accounts
6. Providing tenants with requested information
7. Track any tenant disputes and communications
8. Miscellaneous administrative work

SKILLS
1. Requires 4-6 years of experience in the field or related area
2. Relies on extensive experience and judgment to plan and accomplish goals
3. Familiar with a variety of concepts, practices, and procedures within the field
4. Organized and detail oriented
5. Strong communication skills, both oral and written
6. Excellent computer skills, especially with Microsoft Excel, MRI & AX
7. Good with math in order to recap accounts
8. Able to work with difficult, sensitive and confidential issues

POSITION: Lead Maintenance Technician - Lakeside Village
REPORTS TO: Facilities Manager; General Manager

BASIC FUNCTION: Provide maintenance services to Lakeside Village

MAJOR DUTIES AND RESPONSIBILITIES:
1. Inspect the center for comfort, safety, cleanliness and repairs daily. Identify and correct problem areas in a timely manner. Report any issues of concern to Facilities Manager.
2. Check and replace lamps and maintains all hardscape lighting.
3. Maintain service yards of debris, stains and weeds. Monitor use of grease containers.
4. Check proper operation of fountain and appearance of storm water retention ponds.
5. Prepare vacancy assessments.
6. Ensure all vacant spaces are locked and maintained in "show-ready" condition for leasing.
7. Set up and monitor promotional events, ensure compliance with all safety requirements.
8. Maintain a professional manner and appearance at all times.
9. Maintains good relations with tenants, vendors, coworkers and patrons.
10. This position requires being on call to provide maintenance services during nights and weekends as required.

SKILLS/REQUIREMENTS:
1. Proven basic knowledge in plumbing, electrical, drywall patching, painting, cold patching parking lots, roof leak assessments, ceiling tile changes, paver repairs, light bulb replacements, and pressure washing. 3+ years' experience in similar role preferred.
2. Valid Driver's license
3. Ability to complete inspections forms, roof leak resolution memos, and communicate well with tenants and vendors.
4. Ability to use general office equipment and computerized documentation system/email for requests receipt and response.
5. Knowledge of and strict adherence to using personal protection equipment (safety gear) when and where required (i.e. safety goggles, steel tip safety boots, ear protection, dust mask, etc. for self and supervised staff)

WORK ENVIRONMENT:
1. Exposure to heat, cold, rain, humidity or windy conditions, 95% of time in field.
2. Standing or walking, kneeling, crouching or sitting any or all for extended periods of time, all to be performed in proper safety fashion.
3. Frequent climbing, balancing, stooping, kneeling, stretching, pulling, reaching and handling all to be performed in proper safety fashion.
4. Ability to lift and carry not in excess of 50 lbs.
5. Ability to tolerate fluctuating and diverse work demands.

CASTO's Senior Web Developer capitalizes upon their creativity, skills, and experience to continually impact and improve our business. Your role is to learn the gamut of our business functions and quickly master existing systems and the technology behind them to enhance and extend these systems and then to develop new technology solutions. You must be task oriented and able to manage a multiplicity of work to assure that projects are completed in a timely manner.

MAJOR DUTIES AND RESPONSIBILITIES:
- Develop relationships and partner with departments and associates to determine opportunities for IT to help solve business needs
- Develop robust internal systems to integrate business processes, databases and communications, as well as integrating 3rd party products and solutions
- Develop public-facing interactive websites and mobile applications for marketing and promotional needs
- Build efficient, testable, and reusable structured code
- Solve complex performance problems and architectural challenges
- Work with other developers in a small, collaborative environment, and provide leadership and mentorship for that group

- Common PHP, database and/or web server security exploits and their solutions
- Accessibility and security compliance for sharing data with 3rd parties.
- User authentication and authorization between multiple systems, servers, and environments
- Integration of multiple data sources and databases into one system
- MS SQL and MySQL databases
- IIS Web Server configurations, virtual directories and permissions
- Code versioning tools, such as Git
- Google Analytics and other management tools
Proficient understanding of:

Experience with:

7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

1.Knowledge of basic on-the-job safety skills
2.HVAC Certification, preferred
