BASIC FUNCTION: To support and assist Asset Management, Development and Tax in everyday activities and be a key contact for each department’s key clients. This position is an important part of the day-to-day operations, providing daily project assistance and client service.
GENERAL DUTIES AND RESPONSIBILITIES FOR ALL GROUPS:
- Maintain calendar and coordinate appointments
- Handle meeting preparation details including scheduling of conference calls, coordinating meeting materials, greeting visitors, preparing agendas, drafting minutes & notes
- Coordinate documents for signature by partners (leases, legal docs, tax returns, etc.); obtain notary as needed
- Answer and screen phone calls
- Some spreadsheet (Excel) creation and report preparation (Power Point, etc)
- Send and receive correspondence from/to outside parties, owners, interoffice
- Routine duties such as filing, sending and sorting mail, sending emails, etc.
- Make travel arrangements as necessary
- Perform other administrative duties as required

DEPARTMENT SPECIFIC DUTIES AND RESPONSIBILITIES:
- ASSET MANAGEMENT
- Assist in distribution of financial packages to owner groups
- Maintain certain information on various webpages for owner groups
- Assist as needed with brokerage compliance and files
- Maintain calendar of all reporting and meeting requirements

- TAX
- Process tax returns for electronic filing or mailing
- Prepare and send partner K-1 package, corresponding with partners as necessary
- Provide partner Net Income Estimate reports periodically
- Maintain master partner contact list on Intranet
- Assist with IRS, state and/or local taxing authority correspondence as needed

SKILLS
- Excellent communication, interpersonal and organizational skills
- Must be trustworthy, ethical, loyal and maintain confidentiality

- Ability to be direct and ask questions when necessary

BASIC FUNCTION:
Casto's HR Assistant conveys a positive and professional attitude towards our team of associates, business partners and the community. With an HR department of 3 associates, this role takes on a variety of organizational initiatives to make a big impact. As the HR Assistant, you must be flexible to adjust to changing priorities as well as welcoming new projects and responsibilities.

MAJOR DUTIES AND RESPONSIBILITIES:
- Deliver excellent customer service to all Casto associates
- Develop and/or edit communications, including but not limited to: The Scoop, Wellness Wednesday, events, parking, office management, timekeeping and wellness.
- Partner with hiring managers to recruit and manage the onboarding of new associates
- Track the receipt of associate documents and manage checklists for processes
- Process benefit & payroll changes in a timely and accurate manner
- Process benefit bills in a timely manner and perform audit to ensure accurate payment
- Manage the timekeeping system and assist supervisors with processing time
- Manage HR meeting agendas, notes and annual project calendar
- Provide and manage content and update the Intranet as needed
- Oversee the production of CASTO's quarterly newsletter
- Participate with extra organizational efforts such as the Community Impact Committee
- Protect the integrity of HR's electronic filing system by ensuring documents are current and entered without error
- Prepare materials for employment and wellness award nominations
- Distribute labor-law posters for all sites
- Respond to employment verification requests and requests for unemployment insurance
- Help organize company engagement events (health fairs, wellness competitions, company happy hours, fundraisers, etc.)
- Provide backup for front desk and mail as needed

SKILLS:

The Maintenance Technician is primarily responsible for ensuring that the apartment community looks its very best at all times and operates smoothly by performing a variety of tasks including: electrical, light carpentry, HVAC, and plumbing. Maintenance Technicians diagnose problems, determine whether to replace or repair parts, test, and make adjustments until the problem is resolved. All work is to be completed in a timely manner, with true quality, and to the Property Manager's approval.

MAJOR DUTIES AND RESPONSIBILITIES:
1.Perform "punch outs" and "turns".
2.Prioritize and complete work orders within 48-hours.
3.Read and interpret equipment manuals to perform required maintenance and service.
4.Empty trash and run trash compactor.
5.Check light bulbs and change lights as necessary.
6.Change Locks.
7.Walk entire grounds to ensure safety and cleanliness (pick up trash, pool area, models, office).
8.Schedule and oversee that all vendor work is completed and meets CASTO expectations of timeliness and quality.
9.Seasonal tasks, including but not limited to: balancing pool chemicals and snow removal.
10.Clean and organize maintenance shop; order parts as needed.
11.Update and verify Unit Status Reports.
12.Update all logs daily (inventory, pool, snow) as needed.
13.Make monthly turn schedule.
14.All other duties as assigned.

REQUIREMENTS:
1.Knowledge of basic on-the-job safety skills
2.HVAC Certification, preferred

JOB DESCRIPTION
POSITION: Property Manager (Residential)
REPORTS TO: Regional Manager

BASIC FUNCTION: The Property Manager is under the direct supervision of the Regional Property Manager and the Vice President. The Property Manager organizes, directs and coordinates the entire operation of the community to meet the owners objectives which includes: maintaining a 95% occupancy level, minimizing expenses to ensure that the property strives to stay in budget, maximizing income by enforcing the policies and procedures set forth by Casto, while simultaneously interacting with residents to fulfill their needs to ensure a high retention ratio, and overseeing a creating a positive team atmosphere which sets forth the foundation for a successful community.

MAJOR DUTIES AND RESPONSIBILITIES:
DAILY:
-Convert prospects to leases
-Drive property for Inspection and liabilities
-Review status report
-Manage office and maintenance staff
-Review and Approve or Decline Applications
-Resident concerns, complaints and issue's
-Assist with prospects and leasing duties as needed
-Review and brainstorm for marketing strategies
-MRI reports per monthly calendar
-Focus on Economic Occupancy & minimizing concessions
-Ensure that prospect follow up is being done daily

WEEKLY:
-Staff Meetings
-Weekly Reports for outstanding work orders given to maintenance
-Concession approval

MONTHLY:

KNOWLEDGE, SKILLS AND PERSONAL CHARACTERISTICS:
-Communication skills, with all levels of management
-ADA/Fair Housing policies and regulations
-Able to develop and maintain positive relations with Vendors and Residents
-Supervisory skills (position manages office and maintenance staff)
